Owner’s Representative vs. Construction Manager

The differences between an Owner’s Representative and a Construction Manager are their primary roles and allegiances in a development project:

Owner’s Representative:

  • Hired directly by the project owner.
  • Acts on behalf of the owner throughout the project.
  • Works to understand and implement the owner’s needs and goals.
  • Serves as the main point of contact for the owner with the project team.
  • Ensures the owner’s interests are represented and protected

     

Construction Manager:

  • Typically employed by the general contractor, not the owner.
  • Manages the construction phase of the project.
  • Coordinates with the Owner’s Representative, architect, and design team.
  • Ensures the project is completed on time, within budget, and to quality standards.
  • Coordinates trades on site and manages subcontractors.

Owner’s Representation Fees

For the premium service we provide, our fees are structured as a percentage of the total project or construction budget, contingent on the project’s scope. Generally, for grand-scale projects exceeding $5MM, the fees can range between 1% to 4%.
